Anyone used an inflatable hot tub for their short-term rental? If so how long did it last? Would u recommend purchasing one? Costco has one on sale for $400 delivered.

I figure if I want to scale my portfolio I should spend at least some time property managing. Also, I have a ton of family in Tucson, and I visit at least a few times a year. So it's really easy to delegate tasks to my family members or even perform tasks myself in-person. 

I don't have any family in Houston unfortunately.

I currently own a SFR in Houston which is managed by a property management company. But I recently purchased a triplex in Tucson, Arizona, which I plan to manage from out-of-state. I currently live in the Los Angeles metro area. I'm already using RentRedi to screen tenants, receive rent, deliver messages, but I wanted to know if anyone had any suggestions on either a software or virtual assistant type platform that helps them automate maintenance requests...

Does anyone know what the landlord is supposed to do when construction will be occurring on the premises? Based on what I've read, written notice has to be provided 48 hours in advance?

Additional question, the owner's property manager has agreed to deliver the 30-day notice in-person as we have not yet closed. One of the tenant's lease with the owner ends on 10/24/24. But given the above mentioned laws, the soonest the tenant would be required to vacate would be 11/30/24. When I deliver the new lease for the tenancy from 10/25/24 through 11/30/24 can it just be your standard month-to-month tenancy lease- or do I need to also attach my own 30-day notice with it?

This makes sense. Thank you for explaining...

For clarity to other Bigger Pocket members, I spoke with a property manager that only manages Arizona properties. According to her, because the tenants pay their rent by the 1st of the month, if I were to hand deliver the 30-day termination of tenancy notice on October 18th, the soonest the tenants would be required to vacate the premises would be November 30th.  So the date which the tenants pay their rent is critical in determining the start date of the 30-day period.

@Doug McVinua my parents are able to hand deliver the notice. My parents have been very involved in the purchasing process- touring the property with me, etc. Is it legal for a family member to deliver the notice? Or must the owner themselves deliver the notice?
