Hi BP community!

We have a SFH currently up for rent. We have two twenty-something, young professional, male roommates who are very interested in renting our property. If they meet all of our financial criteria, have a clean back round check, and good work/rent history...is there anything we can put in the lease about not having parties on the property? We are concerned with them being two young guys that they will turn our house into a party/animal house creating a lot of noise and damaging our property. We would ideally like to rent it to another family, but we may not have a family that qualifies that is interested.

Thanks @Jon Klaus! We bought the condo back in 2008, right after I had my second child. I believe my husband found it using a realtor we were using at the time. It has been rented since we purchased it...with only one tenant change. Building has commercial units on the ground floor and residential units above.

Hi BP Community! I'm Kelly S. I have been a real estate investor with my husband since around 2001. We have multiple single family rental houses, a duplex and a commercial condo. We have done real estate flips in the past, but nothing recent. My husband found Bigger Pockets some time ago, and I have recently joined BP...we love all the good information shared and listening to the pod casts. We would like to network with like minded individuals and continue to grow our real estate investing.
