I understand-  all laws are different. It's very unfortunate. There is a service dog registry however. It's a national registry. And I do believe you can search the tenant and the dog to make sure it is registered.  They are going to start lifting most pit bans because a pit bull is not a recognized breed in any of the k9 organization. A pit bull or an American pit bull terrier is a complex cross of a few breeds. And now that DNA testing in dogs has become so available. The proof that a dog is not a pit bull is very easily available. If I showed you 10 pics of 10 different dogs. 100 percent positive you wouldn't pick the true American pit bull terrier.the media has hyped the country on this breed. Anyhow. I need to comment on this. Not sure how old this thread is. However, I am a school teacher full time and an animal behaviorist. I have a MS in applied behavior.  The term "pit bull" is not a breed.  Most people think they own a pit bull because it's a mix or has a boxy head and the structure is similar.  The Pit Bull however, is a very good candidate for service dogs.  Service dogs have to be verified and certified. If a tenant has a service animal and is referring to that animal as a "pit bull" then she or they should have a DNA test done at a cost of 69 dollars and carry it with her. For discrimination reasons. Any service animal should by law have a CDC. Cert. which is a Canine Good Citizen Cert. if they have that then the dog is trained and a true service animal.  Without me sounding discriminatory, it's the type of people owning the particular dog.  I myself own 130 lb mastiff who's bite pressure is almost over 1000 lbs of pressure the mastiff is the most protective breed to own. Pit bull type dogs are not by nature protective . However they have high prey drive as most terrier breeds. They are 90 percent more likely to to harm another animal before a human. There is a service dog school that only reacues pit bull type dogs and trains them to be service animals. These dogs are free with a prescription from a doctor . They do very well with children  be very careful with denying a breed with a cert. big law suit

Update : I called and said hi john how are you? A bit of small talk about summer then he asked if everything was ok.  I said yes, but I wanted to run something by you! " the carpet in the main living areas are coming away from the baseboard and the hall and dinning room are very warn. I said I've had Stanley steamer in a few times a year, but the padding underneath seems to be crumbling and creating lots of dusty stuff when I vacuum. I'm not sure how old the carpets are or when you were planning on replacing, but I was hoping we can do it soon. I explained my brothers contractor and then also said I would be willing to help out with anything above my rent. He said, if I could get a written estimate from the company and what type of flooring they would be laying along with a business card, if I can wait till January he will pay for the entire thing. I was thrilled with the response. I thanked him about 4 times lol. He'll what's another 4 months. That's nothing. My hands were sweating when I called.  I'm more than happy with his response. Now that he's is paying I can buy area rugs lmao!! Those are not permanent. So I can spend the money..  Thank you all for the support and opinions I truly appreciate it

I will chime in - all tenants should be forced to have rental insurance with there pets listed-  breed - has no factor in a dogs behavior.  The little dogs are more likely to bite than the larger breed..  Not allowing pets will limit your tenant potential. It's 2015. Most have pets. Everything these days is geared towards pets. Every commercial.  Yes you are also liable as well as tenant.  Pictures of your fence  and is there any BSLin the town you own your property is in?  Breed legislation law??

@Patty C. thanks for the example. I still didn't call.  I am going to today. No hesitation.  Not sure why I am feeling nervous about it.  He's a nice guy and a great landlord. I guess I don't want to make him feel obligated. But I am def going to call today.  The worst answer could be no! Which honestly, I don't think he would say. I hope.  :) 

I have IRA. I pay myself before anything else. Plus my pension. I'm prepping for the future. I just do not want to buy in NJ that is why I wouldn't ask to purchase this home or any other home in my area. Right now it's about allowing my kids to finish school where they have grown up. It's only fair to them.

Having prior expierence in flipping many houses quick. Once I make the move I would like to get back into something again.  First I am working on regaining my credit status. It has taken a toll on my entire life's work. Without a credit score, unfortunately your frozen.  My passion was foreclosures and getting in and out quick. Standing back and looking what I did on a budget. It a very gratifying experience.  

I don't think I could handle being a land lord.  I feel for all of you.  People, not all but lots are pigs. Excuse my term.  But honestly I would have heart failure if I saw someone trashing my property.  So for me it was bid, close, gut, sell and walk.  Then I didn't have to watch my work be destroyed .  

My perfect scenario in 4 years would be a home where the owner would be willing to hold the mortgage.  I will post later today to update to let you know what john says about my floor. Fingers crossed..

I don't hand him a check. I have set up on auto pay through chase. Delivered the 22 of every month for the following month

He is not going to sell. He owns many many properties.  He built these homes or the one I am in anyway. This is his lively hood. 

The taxes are 9000 a year  I couldn't pull that off and a mortgage and insurance and oil for heat. I am not equipped to finance a thing in this state. The taxes will choke a horse. LOL.  But I agree it would be a better situation for myself and my future

@Jennifer T. wow that's a perfect rental for anyone with a dog.  I wish for a large back yard. My yard is only 40x20. Enough for my girl to relax and do her business. Not much running though.  Carpet to me is no big deal because Winnie is house broke. But when I am not home she is in her kennel always.  Safety reasons mostly. If she becomes sick or something while I'm away it is confined. Her kennel is the size of a shed lol so not like she is in this little thing. Sounds like south is much more friendlier pet wise then the north.  Good to know.  My job market is huge in the south also very odd. I look frequently. 

I think if people have pets that, a visit to the present home, would help make a decision if I was a landlord. That is what I did and he also met my dog. He knows if he needs to come in  she is kenneled. No matter how friendly and docile. She is a mastiff and will protect her home.  The way people care for there pets tells you a lot on how they will care for your property in my opinion.

 LoL. It was a rough place when I was growing up there in the 70's. I'm not surprised to hear it's still rough. 

 I understand totally. Grew up in Paterson in70s and up to mid 80's   I can't even drive through there now without locking my doors and my dog as a copilot lol
