Post: Anyone using RentRedi for rental payments? Good or bad?

Rentredi sucks big time. it is not user friendly at all. It tries to do too many things and poorly at that. If it would concentrate on rent collection only and do it well, it might be okay. Its dashboard is so cluttered, it hard to see who has paid and who hasn't. I've been trying to have one tenant do the autopayment for 8 months now and it has only worked one time. I had to switch from erentpayment since Rentredi bought them and got roped into a year membership. As soon as the year membership is up, I'm leaving.

Thanks for the tip on using Batchleads. I did find it easy to use; however, I did not find the data on its ACTIVE, PENDING and RECENTLY SOLD very accurate.  I did find that in most cases the homes listed as ACTIVE and PENDING were of that status: however, in my manual serach I found many others that were missed by Batchleads and also of that status.  As for Recently Sold, I found that only about 10% of those with that status were actually Recently Sold.  The other 90% were not or even had not been on market in any recent past.  Again in my manual search, I found many others that had been sold recently probably with my list of homes about 10% of my list of 800 homes.  Unless I can have confidence in the data, I guess I am back to do it manually.

I send out direct mail to probate properties so my list is manageable in the range 500 to 800.  I scrub the list each time before I send out the list to remove homes that are sold or listed.  This is a laborious task.  I look up each property on Redfin to see if it has been listed or recently sold.   Is there a service that can do this for me?  It is all public data in Ohio, so I'm hoping there is someone who has figured a computerized way to do this.  I would like a way to upload a list of addresses and then return to me its status.

I tried to sign up with Message Desk, but they like the others do limit texting customers to those that have contacts opt-in before they will sent texts to them.  As an investor who is looking to buy homes and who send only a handful of texts to, how did you get registered with them?

I have use texting apps to send out text to people that I send direct mail letters too for another touch. It has been working great, but I now find that for them to be compliance with new regulations against spam texting, they are requiring people to explicitly opt-in. Some are going overboard and pretty much make it so my method is prohibited.

Can anyone recommend a mass texting company that permits texting without opting-in. I'm fine with adding a phrase at the end of my text for anyone to opt-out, "Reply STOP to Opt-Out". Was using TextMagic, but they deleted my account. Textedly and Eztext seem to allow it, but they are very cumbersome.

Yes, I am a Civil Engineer by training and an aerospace engineer by trade for 38 years. I started REI back in 2008 when I saw my retirement savings being threatened by the stock market collapse that I had no control over. I wanted to be in control of my savings and REI does that. Even though I am close to retirement from my engineering job and my savings are now secure, I need something to keep me busy. I like REI doing rehabs because I like to create things. Being the GC on a rehab and cherry picking task I like to do is a lot of fun.
