A easement grants access to something, in this case the roof, Unless your terms include verage that allows you to terminate the lease it's is use governed by the lease. So yes it can be held "hostage", In fact that's exactly what leases are for to hold two parties to terms that both have agreed to abide with. If you agree to terms that include repayment of a portion of the lease plus penalties you be in a position to break the lease, but don't count on it. Whatever you do you are, binding future owners to the terms agreed upon.

I'm assuming it is in the basement, and you haven't listed the size of the room (good size is not a measurement)

If Utah allows for it to used as a bedroom I'd advertise it as 3rd bedroom or possible 3rd Bedroom

I was asked to be  the Property Manager for a Residential Property.

The Landlord has asked me to oversee the repairs for the property on a Time and Material basis in preparation for rental . Afterwards we are governed by Standard Property Management Agreement.

. What Hourly Rate is reasonable to charge to oversee the project ?

. What Hourly Rate is reasonable to charge for small repairs ? Changing out various things like outlet covers, touch up paint etc.

Some insurance companies use delaying tactics to forstall payouts because they are contemplating bankruptcy or do not have funds to payout. Find a Layer to fire the first Salvo but be prepared for an all out Battle. It's getting close to Hurricane Season , Whats stopping you from repairing the roof yourself and submitting a Bill to them ?

A lot of people think of Wholesalers as the Used Car Salesmen of Real Estate . Wholesaling has always struck me as a lot of work for a little return. flipping a small property will gain you a lot of experience. Investing in Real Estate starts up slow but builds rapidly.

look up property tax record and get name and address of owners, Go to their homes and start a conversation.

eMails and texting are not the preferred choice of communication for most people 35  or older.

Keep in mind technology changes drastically over time. Remember those large 8 to 10 ft satellite  dishes that you no longer see ?

. Get as much money upfront as possible

. Who upkeeps the roof ?

. Who is responsible for structural damage (The tower bend and sway with winds)

. Yes it will affect resale value, especially if there is an easement with no future income
. If the lease is renewed who is responsible for removal of tower and restoring roof to original condition

Assuming you are planing on moving in with your parent:

. HELOC on paid off house

. Keep condo and rent it out for extra income.

Recommend you talk to your accountant first, you have at least 3 tax issues to resolve. The simplest solution is to keep your business LLC open and keep the property in it. Instead of opening a new company, conduct business as "DBA" "Doing Business As"

"Tran Import Export LLC" DBA "Tran Real Estate LLC"

This way there are no liabilities or tax consequences

. Hire a contractor with a camera, there are rigs that map out where the camera head is via gps. That should pinpoint the tank

when someone doesn't have what you need, immediately find someone that does,.

I once spent $1500 for a Structural Engineer  to inspect a property, It saved me from buying a property that would have cost far far more in repairs later.
