You have to be more clear with your question. Buying a property does not guarantee a profit or proceeds, Selling a property may result in capital gains. I recommend you contact an accountant .

90 to 100 days on the market for rehab properties are not uncommon, especially of there is a lot of equity, Agents don't make the decision on the sale of a property, the owner does, so the commission question is irrelevant. A listing agent is supposed to work in their clients BEST interest , not the Buyer. Just calculate your numbers and make the offer based on facts. sometimes it takes 2 to 4 offers to get a property that's been sitting.
