I am from Denton and manage a few for family and friends.  I just decided to branch out and start doing more houses.  Depending on what level of management you want I may be able to do it for you!

HI Michael,

I am in the Denton area and while my "full time" job is being a realtor I work with my Dad and we buy and sell investment properties as well as buy and hold.  If there's anything I could do to help I'd be glad to meet up sometime.  I'm definitely not a genius but have bought and sold investment properties and also we have many buy and hold properties.

I have done a few deals in Collin but grew up in Denton and focus mainly on Denton county.  I do buy and holds as well as selling.  Let me know if there's anything I can do to help

KAZ surveying is in Denton and had been around a long time.  As far as title company I like Kim at title resources in Denton

I am working with a VA buyer now and to be honest its unfortunately very tough in this market to get in on the deals. All the offers we put in were out done by conventional or cash offers. That being said we did finally get him into contract but we started looking at houses that were on the market 14 days or more to avoid the multiple offer situation. As far as the BRRR thats doable but challenging right now too. The market all over dfw is so strong that even the houses needing some updating or cosmetics are getting swallowed up fast. I have a buyer looking in Coppell right now and she wants something under $200k and theres just not much there. That being said, deals CAN be found just a little tougher. I would definitely consider the outer cities of Coppell too like The colony, Lewisville, Carrolton, Grapevine etc etc to better your odds.

I am in Denton and it's mainly the area I cover.  Right now Denton houses are definitely at a premium unless you can find one needing work and even then they are going fast.  Rent prices are also high so finding the right house is probably worthwhile even with the  crazy prices.  I'm assuming you are looking for 3/2?  Also when you say some work how much work are you willing to do?  I looked at one yesterday that can be had for a good price but needs a lot of work.

The numbers seem to work from what I see.  I'm in the Denton market and depending on the quality and age of the homes those seem like fair prices.  We  are having trouble right now finding homes that we can get at a good enough price to cash flow in the current market.

I live just down the road from you.   I am I am an agent but also do buy-and-hold and some flips in Denton  and Denton County.  I Don't know that I'm what you're looking for  but wouldn't mind talking sometime just to see where our minds are at.

I'm getting ready to start on a house in Denton and looking into options on builders risk.  Was quoted $500 (minimum) for 3 months.  Does this seem pretty accurate?  On previous homes we had been adding them to our commercial policy we have other homes on.  I know builders risk is the right way to do it but just wanted to get an idea on pricing.  1800sqft home.  Hoping to hold around 3 months.
