I feel for you, Patricia! I love the idea of sending a short, bulleted list of the most common questions (complaints) to manage their expectations a day or two before check-in. 

"We can't wait to welcome you to [vacation rental] on [date]. As a reminder, here are some important notes to help you prepare for your stay:

- This is a gated community. etc etc

- Pool hours are x - x. These are strictly enforced. 

- etc

Aren't you running a background check? If so, I'd skip the crime questions as you'll already get that from the report. And is someone really going to tell you that they use illegal drugs?

@Bud Gaffney I'm currently in this situation. Thinking of offering the tenant the same as one month's rent amount to be out in 30 days. What do you normally offer?

Would love the answers to this as we've got a tenant we'd like to "creatively" evict without going the court route... ;)

Love this thread. We just closed on a duplex with one existing tenant, and this is the first time I'm hearing about an estoppel. What do I do if no one told us about this/ had tenant sign one?
