if you buy something random in the midwest, you'll likely have to put 25% down

and you're not going to net $500 in month...

also, where is your current property, and how's it working out? 

i would try building a network in state and looking in a market a few hours away if Southern CA is too expensive

there is just no substitute for being hands on and in person


 My current property is in orange county CA. It cash flows around 800 a month as a LTR. Bc I purchased it a long time ago. Socal is too still pricey. Reason mid west is the lower price for entry. I am ok with the downpayment. As well as waiting to cash flow- I know its not right away.

 Detroit proper... all over. I own 5 homes in the Morningside neighborhood but no longer buy there because prices have gotten too high.

Happy to talk strategy and help you find some properties that make sense. I deal with a ton of off-market deal flow.

Hello- I am based in Southern CA and there are limited options for getting a good deal here. Curuous where everyone is investing? cities/neighborhoods? and STR and LTR and why? I have one investment property that was originally purchased to live in but turned into a rental so I am not the best at evaluating properties yet. Would love the input. Thank you!
