@Miguel Dormany thank you so much!  Those are very kind words :)

@James MacKinnon thank you so much!  That's the plan!!!

@Rich Hupper Total costs were approximately $105,000. Appraised at $138,000. LTV was 75%, so $103,500, which was a cash out.

@Ezichi Oha thank you so much!  I just love those numbers!

@Travis Rasmussen no way!!!  That's so awesome.  I may need to pick your brains a little bit, if you don't mind.  We have a home (the first home we purchased as owner occupants in 2009) in the Redhawk, Temecula area.  We became accidental landlords 4 years ago when we moved to Georgia for work.  Granted, we used a management company, and were very excited that our mortgage was being paid for, plus we got a couple hundred in cash flow.  Once we started to realize that there are more and more tourists heading to wine country, we realized that an Airbnb could be pretty awesome.  Plus, we want to be able to go to that house whenever we want to, as my family is in that area and San Diego.  We have a soft spot for Airbnb and think it's going to be right up our alley.  Are you guys finding it to be successful?

@Jessica Freesia Thanks, Jessica!  I would say that it IS a legit draw to the area, not necessarily because fans are excited to move there, but more so that crew, cast, etc. need housing, whether it be short-term or longer.  Granted, in Senoia, I know that fans are super excited to live there because "The Walking Dead" is filmed there, and again it could probably be a good spot for short-term housing, just for tourists visiting the area.  You'd be surprised by the number of fans/gawkers that are around when we're filming that show.  It's definitely a draw! It looks like the film industry is here to stay, at least for a while.  I think that's a huge reason why housing prices are on the up and up here.

@Nicholas Layton Ha! I added the "gross" because I'm still mildly confused by calculating vacancy, capex, etc.  I played it safe with my wording!  :)

@Travis Rasmussen - just noticed you're in Murrieta!  We're actually heading back to Temecula next week to start creating our AirBnB!

@Travis Rasmussen thank you for that!  Probably the most gratifying work I've ever done.  I'm so glad we're really enjoying it :)

@Eric Ingram Awesome, Eric!  I'm glad I could inspire.  Sounds like she absolutely needs to get out--I can't even tell you how much gratification we both got working on this project together, and calling all the shots (without a boss bossing us around).  I don't think a day went by where we didn't comment on how rad it was to do what we wanted to do WHEN we wanted to do it (probably why it took us so long, of course, ha!).  You guys can totally do it.  Here's to working towards financial freedom!!!
