No Im Not new to investing but never made a deal myself. If that makes any sense. I have keywords set up which I did years ago, though I honestly dont pay them any mind. I feel like there's value here in the local post, that I can bring and later possibly receive. I'm currently trying a swing at wholesaling. Been investing about 20 hrs/wk so I hope to get a break so on.

Hello Sa community,

Not sure where to make an introduction. So if this is not respectful place my apologies. I've been following BP (podcast) since show 20 something. Just never did much posting. Meet Rick Pozos a few years ago. Hey Rick!

Anyways I decided to make this post cause didn't see the proper opportunity reading the local post.

A lil bit about myself. Don't have much experience. Just a lot of reading. I'm a jr attending YTU (YouTube😐). Had a chance to manage a project a couple years ago in the Jefferson heights area. With a budget of 92k+purchase. I'm currently, like alot of people, trying to wholesale. Actually pursuing this full time now. I have limited funds but not quite enough to find my own deal.

Anyways don't wanna make this to long.

Hello BP, So me and my wife have been looking for our first investment. We've entertain the thought, of buying a duplex. The problem is there really isn't any true comps to go by. Reason being none of the duplexes in my target area have been fully renovated. My target area clearly has 20% duplexes, which were originally sfh. Then you get into situations where individual units aren't mirrored. Or you have 2/1 in one unit and 1/1 in the 2nd unit. My ultimate question is how do lenders (HML in my case) appraise situations like this? We're interested in a duplex w/ both 1/1 that we would make into both a 2/2. Would gladly appreciate any help. Thanks ahead! The house is taxed @ 78k.

So I'm driving for dollars and came across a house that's been vacant for 4 years. Looked it up on the county website for listed owners. So there's two brothers that owns the home. One actually lives there w/ no utilities, I'm told by neighbors. Though the thing is he doesn't talk to NO ONE! Neighbors says, don't bother sparking a conversation. He's offered him a rain collection system and solar panels for lighting. The guy walks by him w/ no acknowledgement. My question is how do I go about looking for the other brother.
