Thanks Shane, I will look at SEO strategies, and just see what costs are for that type of marketing but it sounds less promising than traditional direct mail. 

Did you happen to have any advice on systems in place for running a business while having a full time job?

I have a couple basic questions for some seasoned wholesalers.  My husband and I bought our first rental a few weeks ago and are preparing for our first tenant.  We are excited about the idea of real estate investing but are wanting to develop a system where we can get some leads to begin flipping homes and also buying rentals at cheaper margins, with more equity.  We are not looking for to start up a huge business but want to start a smallish direct mail and internet marketing campaign.  Which would hopefully lead us to a couple deals a month.  (our budget is 1000-1500 a month).

First question, what are some good lead types to begin with?  Also, its a big question but should I use yellow letters or some other lettering service?

Second, and my question that I really am confused on, is how do I run a successful small scale wholesaling business while working a full time job?  What are some good systems I can build to make all this a little simpler?

So my husband and I just closed on our very first rental property. We purchased the house for 90k, are going to put in about 15k, ARV around 125, and should be able to rent out the property for around 1250-1300 a month. We will probably not be able to put a tenant in to the property until the beginning of january but I was wondering about how taxes work on a rental property. Since we bought before the year and all our rehab and costs will be counted for this years taxes, is there any tax breaks that come with a rental? I obviously will be working with a CPA on my taxes this year but was just wondering what to expect.

Another question for you guys, what about utilities for our tenants? We obviously have to get them setup and turned on but how do we make it to where they pay for it?  That might be a dumb question but we are SO new to this. Thanks!

My husband and I just bought our first rental property. We are in the process of getting contractors in there to fix it up and hopefully have it ready to rent out January 1, 2016. However, we need some help when it comes to getting people to do an application, what system should we use for paying rent, what should the lease look like, etc. We need some help with all of this and are a little overwhelmed. Any help would be great! Thanks!

My husband and I are in the process of getting everything in order so we can purchase our first investment property within the next few months. We need some advice on what are some good Conventional Financing Companies? We are going through the process now to get approved with a Hard Money company but want that conventional company as well. Thank you everyone for the tips and what to look more into.  Lance, the reason we have waited is because we have been saving up money. Also, my husband works a commission job so he needed two years under his belt before we could get a loan in his name. Scott, thanks for that website!

My husband and I have been listening to BP podcast's for a year or two but are finally get involved on the website (forums, blogs, etc.). Within the next month we will be ready to start buying & holding in the DFW area. We need all of the advice we can get and are ready to learn how to do this. What are some things ya'll have learned or wish you had known before jumping into your first property? Looking forward to connecting with the BP community!
