Post: Agent v. Investor in Arizona

We are considering having my wife get her RE license for the obvious benefits.

With me not having a license, does that create problems with mailers and other lead generation?

Making offers?

Selling?

Can she just present herself as a buyer's agent, for me?

We absolutely do not want to do anything unethical or illegal; just trying to understand if her license would be an asset or would it be a liability to our rehab/sell - rehab/keep business plan.

We're on the cusp of starting our REI business and would like to partner up with a pro in the beginning to help us determine where our niche lies.

We're thinking about starting with a mix of fix and flip and buy/hold but also wanting to learn lead generation. My wife is about to retire and immediately go after her real estate license. We're thinking that she starts off in a property management company to better understand the business.

Any help would be appreciated.

Thanks @Brian Eastman Yes, IRA LLC. I was concerned that would constitute 'work' and should probably be hired out.

The more questions that I ask, the less attractive that an IRA LLC looks for a rental property :(

How does an eviction work if you hold a rental home under a SDIRA?

I did it when I sold my primary residence in Texas but made the lease-back part of the contract. I was moving out of state and was not sure that the buyers (spotty credit) would close. I also did not have a house locked down yet in the new location.

No big deal. Happens all the time. I kept full insurance coverage on the house.

I agree with @Andy Collins here. I don't blame a person for trying. I try when I'm making a significant purchase. Just back your price up with well-researched facts. The market will ultimately tell you what it will rent for.

Good job! I'm almost 'there'. Been reading everything that I can for the past 2-3 weeks. Doing an Investment group meetup this week. Ready to get out and make some offers so I can make a post like this!
