Succeeding with a partner working against you is going to be very difficult, if not impossible. My guess is that he is against RE because those properties are negative cash flowing. Tight budget and you are 'throwing money away' could be what's bothering him. Perfectly normal human reaction.

Dump some properties or dump the partner; those are your options. 

If you really love the guy, dump the properties for now. You can always start again when finances are better. You will be wiser and better prepared.

Looking for suggestions on finding a good GC in the East Valley. I've totally restored a couple of homes (primary residences) but I'm new to this as an investor so I need someone that is experienced.

Here in the Phoenix area, we have hard water. My plumber said that three years is about the max that a tankless will last unless you are running the source water through a softener.

Hadn't thought about the possibility that the appliances are rent-to-own that they just bailed on. Somebody may be coming to repo them so I wouldn't put them on a lease.
