Aloha Kauai Real Estate folks! We'll be having the August meetup in the same location as the last. (Kauai Beer Company @ 6:15 PM on 21 August.) Last month we had a great time discussing different subjects and I look forward to doing it again! 

This month we'll (partially) focus on financing deals. Let's try to make this opportunity to network and learn as successful as we can by inviting friends and colleagues. Anyone from beginner and expert investors to Realtors to Brokers to CPAs and everyone in between are invited. There will not be any pitches at this event, but if you have a deal to share, feel free!

I have a question before I get this mailing campaign started. How do you tweak your postcards to be sent to LLCs and Trusts? I obviously don't want the card to say "Dear Loomis Plantation Estates LLC, I am interested in buying your property at (address)."

Let's get together and network over a beverage next Tuesday, 24 July. We'll start with some introductions and networking then move into some discussion topics and questions. I'll try to get there early and find a table that can accommodate and hopefully won't be too loud.

Investors of all experience levels from just being interested to the seasoned pros are welcome. 

This event is just to share knowledge and network with like-minded investors. If you want to share a deal that you might have to the group, you are welcome to, but let's keep it relaxed and fun!

@Melissa Mccrary one last thing. I would be careful not to upgrade the unit past the point of your ARV. If you over-improve it past the number that it can resell for (which is typically not that high for a mobile home) then you're looking a possibly taking a loss.
