Hey Andrew, great to meet you! London and Windsor are both great markets - I've got 9 properties (29 units) in London, but the cashflow in Windsor gives London some competition. We've got free meetup groups here in London, feel free to come out and join us anytime - we meet once a month. Check out our one group called "REAL", and our financial independence meetup called London on FIRE. Would be great to meet you in person!

@Account Closed - looking forward to meeting you - I'll be at the next LDNonFIRE meetup next Tuesday the 30th! If you're starting at 16 years old and already networking, you have a very good chance of becoming financially independent at a very young age :)

The BP podcasts are key. Also, if you're ever in London, Ontario - we have free meetup groups every month, it'd be great to meet you. They're on Facebook groups (check out "LDNonFIRE"). I've been investing for just over 2 years now, and have used the BRRRRR method to build a portfolio of 8 properties, 26 units here in London. I still work full-time, but have the option to quit. I'm house hacking in my duplex, and living for free! Feel free to reach out with any questions.

Hi @Agustin Loreto - It's not too saturated in either Kitchener or London, Ontario. There's low inventory currently, very low, but cash flow is still out there, the 1% rule can still be reached in London, and private deals will significantly increase your odds of finding properties like this right now. I can name dozens of investors that are profiting by flipping, BRRRRing, and buy-and-holding in London and Kitchener, myself included. Feel free to come out to a meetup here, 30-40 of us meet up monthly at London On FIRE (feel free to join our Facebook/Meetups.com group), our next meetup will be Tuesday, March 27th at 6:30pm. There is also a BiggerPockets that @Matt Geerts hosts monthly, definitely worth checking out.

@Maclean Gordon I've done both before/after closing, but generally it's better to wait until after closing when you actually own the property. If the current owner is okay with you contacting their tenants and working on a deal, then that works too. You can also try communicating through the current owner.
