Post: buy property with oil tank at bargain price?

Kumar Appa so the little experience I've had with buried oil tanks is with a buyer client I had he had the tank tested for leaks by a licensed company and after closing on the house he dug the tank up himself and placed it in the same spot on a concrete slab while I don't know the legal aspects of doing this I don't see a real problem because how would the EPA know if it was buried or above ground.? Just a thought

Andy Petzold I've noticed dealing with many older and even newer fridges cleaning the compressor on the rear of the fridge can solve lots of cooling problems. Especially when pets are allowed in the homes.

Carbon fiber strips? How expensive is that? What's wrong with a steel post? This seems like an extremely expensive way to fix this problem? I would ask around and look for another opinion

I've used hubzu a few times as a realtor. The list price is the reserve price. if the offers don't hit the list price they always ask for highest and best, in that case they can chose to sell or it will get re-listed in a few days usually at a lower price. Good luck

I'm totally for getting your license as soon as you can. You may not be anyone's first pick to help them buy a house, but you can definitely get a serious education. You can help other agents with contracts maybe take their leasing clients or help them with marketing. Just getting started young and being active in real estate will help you get ahead of the rest of the pack. The only thing is working solely off commissions dosent give you the w2 income most lenders want to see when you go to buy your first property. I am only a part time real estate agent when I get off my day job I start my evening hustle helping buyers and sellers find and sell their homes. I use all my commissions to buy my investment properties along with what I can save from the day job. Anyway it sounds like you're motivated and have a plan and that's what will take you far. Im not really your seasoned vet as far as investing goes, but i am an ambitious new investor and not long ago got my realtors license. being a realtor gives me the opportunity to really go see a lot of what is on the market. Currently I am focussing on Washington village/ Pig town i think this a great place to begin your search, but defiantly not the only place to be looking. baltimore varies ALOT and to really understand where your going to invest i would highly suggest a day trip to drive around and maybe even see a few properties. some homes could be rental ready while others basically need to be torn down.

@Karen K. I am a new agent, got my license about 6 months ago. I also wanted to get it to buy and sell my own property. personally I am so thankful i went with a bigger name broker, the extra training and help is nearly priceless. not to mention helping other clients buy homes has been actually very educational.
