Also new to BP and investing in NJ. Trying to get funding now through a mortgage broker, but will most likely check out hard money loans depending on how it all sorts out. Where are you thinking about looking?

What is a normal investor return on a property? Ex: if I found someone to invest 30k, what should their return be? Is their a normal timeframe on return?
