Lithia is at the edge of Fishhawk, and perhaps you're looking at Fishhawk properties.  There is quite a bit of building still going on out there, but sadly, as most Tampa region residents will tell you, the infrastructure isn't keeping up with the growth.  Lithia is an area where that impact will be felt if your renters/buyers are looking to commute to Tampa or MacDill AFB as many do.  While it may only be 25-30 miles, it'll be an hour plus commute each way.  Kristina nails the valuation point for areas like South Tampa and Hyde Park, but the days of getting in  under $500k there are mostly gone.  I'm out in Riverview and my 2016 home built at $278k is now a $595k home (current valuation), and that area exploded from 2015-2021.   IMO - Wesley Chapel, and  even Parrish offer some great opportunities away from the immediate Tampa area, as people building there are also working closer - many St Pete workers are buying in Parrish right now - and new schools and commercial projects are expanding there - plus a new hospital is slated to be built there by 2025.  It's an area where if you get in now, it'll appreciate.  Wesley Chapel has been expanding rapidly for over a decade, and I just sold a LTR to an investor up there a couple of weeks ago in a 1031 exchange deal.  Same thing, lots of great new commercial, new hospitals, professional centers, good schools, etc.  Feel free to PM me to chat more if you'd like.

The FED will likely raise  a quarter basis point this week, bringing the FED rate to 4.75, and I wouldn't expect much more than another quarter point raise this calendar year.  Unless there is some major economic disruption, inflation will continue to slowly drop into the high 4% range by end of year, and I honestly don't think 2% inflation will happen again for years and we'll settle for 3-4% for a long time.  Mortgage rates will be at 5.5 or so by end of year, and will drift into the 4's in 2024 IMHO........and remain there for 3-5 years.

Congrats on your upcoming investment!  I would love to talk to you about exactly what you're looking for.   I just finished a deal with another investor who purchased a LTR in Wesley Chapel, and am working with another who is looking at the south end of the county in Parrish.  There are so many options, and depending on exactly what your looking for, I'm sure I can help you find it!   Lets chat!

 That is pretty sound advice.  I'm a brand new licensee here, retired military, still full time in a GS position.  I'm really excited to get to work and have already found that the networking, especially face to face, is as important as ever.  A lot of people have become too lazy with technology, and don't put in the face to face effort that so many clients really appreciate.

Congrats on getting licensed.   As Ethan stated, just make sure they're good with it.  I am also recently licensed and have been meeting with brokers here in the Tampa area in FL.  I believe I found a home yesterday where they'll accommodate my hours (PT) and not only allow me to be an investor as well, but will also mentor me on that and help me buy my own properties.

Would you have waited 19 days to collect the rent?  Reminded them numerous times?  They've shown you who they are - move on.

Just check to make sure you can do STR's in the places you are looking at. On the beach is always the best. Personally I would do a SFH if possible. Less risk IMHO with HOA's and the like. If I had a choice between 1 block off the beach SFH or a on the beach condo, I would do the SFH as long as access is easy.


Thanks Michael! I am actually leaning that way. I'll probably have to be more patient and diligent to find that, but believe it can be done for sure. Plus - with it being near Patrick AFB and Cape Canaveral, the SFH could end up as a LTR if need be.
