Hello fellow BPers

I am looking at a property in the unincorporated area of Palmdale, CA.   I am planning on doing an initial rehab then start an addition (Master sweet) to the current property within the first year.  I have talked with Building and Safety already to see about permits.

It does not make sense to do the flip if I cannot build the addition.

Has anyone done an addition with LA County? I am planning on speaking with

Building and Safety Dpt

Health Dpt

Fire Dpt

I have a builder and contractor lined up already.

Should I add anyone to the list prior to making an offer on the property?

Thanks in advance for the replies.

@Cliff T.  as a resident, I wont recommend the area around Challenger.  Prices are great but its a war zone.  High crime.  Low upkeep of the surrounding area.

Good luck to you.

My end goal is to have my primary and a handful 8-12 rentals fully paid off.  I am actively paying down my primary now and then will aim for the rentals after that.

Here is the one I just sent out.  Main goal is to let them know that I want to buy.  Also attached a picture of myself and my family.  I wouldn't mind feedback on this if anyone sees something glaring that i missed or should include!

I had a contractor work on my personal residence we worked out 3 equal payments. We did the first third at the very beginning.  A third in the middle of the project and the final third when the work was complete.

That was a big selling point for his crew along with the other work I had seen them do.

Good luck to you.

Nice work.  What font/typeface did you use?
