Just wanted to pop in and introduce myself. Im an aspiring investor in the Upper Valley. Currently doing my homework and monitoring the markets during the pandemic with hopes of picking up a SFH or multi in the near future. Any other investors/contractors in the UV?

Thanks, Paul! I have reached out to a couple lenders and am seeking out contractors in the St. Louis area currently. I am new to construction loans so unsure what to expect. Do these loans typically work out so that the lendee doesn't have to start payments until the rehab is complete?

Hello folks

I am new to the BP world and am interested in getting started. I currently own one SFH that I live in but find myself in a unique situation in where I have the opportunity to purchase a building in need of a full gut rehab from my father. The purchase price would be maybe 50k tops. Im assuming it will take maybe 75k to rehab. The property is in a really hot neighborhood and if renovated properly, would rent for 2k.

The problem is that the property is 1500 miles from me. Granted, my father lives right down the road from it and could help me out if someones needed to be on site for any reason. 

I don't currently have a lot of money to throw down towards this property so would have to take out a construction loan - which I know nothing about...

Im coming to you folks for a little guidance here on what my first steps should be and what to expect doing this from afar. I realize as a beginner it is easier to get started on deals that are close to me but having friends and family nearby I feel a little better about going through with it.

I have been considering doing the same. My situation is a bit different as I already have the property but it needs a complete rehab and am a bit leery of doing a long distance full gut rehab. I do have friends family in the state of my property that could be a point of contact but still makes me a little bit nervous.

Hey everyone!

My first post here on BP. Just wanted to reach out to my STL people and see if anyone had any leads for me. I do not live in STL anymore but previously did and still own a building that needs a complete gut rehab. I purchased the house with the intent of rehabbing it myself and then living in it but life changed and am now living out of state. Does anyone have experience with long distance rehabs? Any recommendations of contractors you would recommend I reach out to?
