A fellow BP member contacted me looking for a partner to help rehab and sell his personal home. He had some decent equity, but house needed a major refresh. We came to terms and I spent around $27k on the rehab. New bathrooms/kitchen/paint/lights/all the major flip type rehab.

My profit was $17k after everything was said and done.

A lot of opportunity in networking on here guys!

Metro Detroit . Good areas about 100k for 3 beds that rent for 1200-1350

Own a duplex in Westland Michigan . The one side called me today and said she is moving out , lease is up , great tenant . Sad to see her go. She said she is moving out due to the neighbor , the other side of duplex , playing music all night etc . They both pay great , but I just know the loud neighbor will be a problem for any future tenant I move in .neighbor is month to month . Should I evict ? Raise rent to a point where they leave on their own?

Say you enter into a rent to own agreement with a tenant . The option price after all payments are made is $100k Before they make all the payments , can the tenant put the house up for sale ? Paying you the $100k and walking away with any profits ? Owner would obviously have to sign at closing . Just wondering if they are similar to land contracts in this way .

Call a mortgage broker . There are products out there for 1 year self employed tax returns . However your credit score is going to need to be 700+ and will require 20% down

My lease states tenant is responsible for pest control and appliance repair . When I first started I didn’t have these clauses in my lease . Will save you a ton of money and time .

All my leases put pest control as a tenant responsibility .

I rented a house to someone in the wayne county “neighborhood services “ program . He was “disabled “ from a car accident . Was a bad experience . Sure I got the rent on time every month , but he ended up going to prison and leaving the unit a mess . Holes in the walls the size of basketballs .
