Declining economy area, mills are moving out if they have not left already. I have a friend who lives there. He bought a property for $65,000 twelve years ago he put another $100,000 into the property during that time period. Rebuilt the house top to bottom, landscaped, paved etc. The property is now evaluated at $72,000. So you have an area with definite depreciation.   

2016 Tax Rate ($39.19 per Thousand) and is supposed to be going up.

If you want to get into low income, and section 8 housing it may be good place to go.

Here is another issue I am having in trying a couple options out Quickbooks Premier and Wave at the moment QB cannot connect to some of my bank accounts I use Ally Bank for some accounts every other software I have tried connects just fine, but not Quickbooks this is disappointing. I cannot see changing banks for software.

I have been trying/testing programs online, I do not think they have any more access to your in information than QuickBooks online has. I do not mind paying, but the price of some of the online subscriptions seems insane for the little guy with a few rentals. They do offer rental management (applications, back ground checks, credit, rent payment options) with some book keeping. Where as my QBP desktop offers great book keeping but little or nothing in the way of the rental management aspect. I would really like to automate the rental business as much as possible, as I spend so much time on my primary job. I have also checking out your website for information as well.

Ask your employee to track your management details as well.

SO agree with you - Time is money, I could never run a full business with them. So please no spreadsheets 

 My employee is a different business and will not be handling the rental business. This is why I question another more of an all in one software. I am planning to stay small on the rentals >10 units, for the near future. I too would rather a one time fee program although under 10 units there are some free web based software. Any recommendations?

Yes, I was thinking I was out of the time frame to qualify for primary residence, but since I did live in it 3 out of the past 5 no worries.

This really makes it much easier to find the right first investment property, without the worry of a time period.

Thanks Dave,

I don't know why I had in my head I needed the 1031 from the start. Putting the horse before the cart I guess I was scheduled t meet with my account next week,  but I will discuss this with her today.

This definitely takes the pressure off.
