@Jay Hinrichs Thanks jay you bring a lot to light for me to rethink this approach. I have so much experience in construction and design and successfully completed 7 live in flips. I would think I would have an advantage in this arena. I will think about the lending part you mentioned but I only have about 100K to deploy and that doesn’t get you to far. Also I would like some kind of monthly income as I’m in my 50’s no job and need to set up for retirement. I need to get busy with this as they say....a man who chases three rabbits doesn’t catch any...

Hi BP community,

I'm ready to get into note investing. Now that I have a plan, I would like to share it with everyone. I've been a residential General Contractor for 30+ yrs and now that my body is broken, it makes sense for me to invest in NPN or non-performing notes.

My strategy is to buy vacant NPN and rehab to rent or resell. So I did a test for my due diligence.

1. I picked a random NPN in a non judicial state that selling for 20K the home is valued at 60K but the borrower hasn't made a payment since 2008. FYI property is occupied.

2. I went to look up the property on Trulia and other sites and it does confirm the value of the property is close.

3. I wanted to see if I could find out who lives there and contact them. via PH,Cell,email...ect. PS. I was unsuccessful, all these sites I used wanted too much $ for the search or just outdated info as well as very bad reviews. 

4. After that I went to that counties website through Netronline.com and try to pull up some records from that property and even call them to confirm info.

5. If I work in all the numbers that I would need to repay at closing?...back taxes, foreclosure costs, etc. how does that work as far as making an offer after being comfortable with the purchase.

6. Is there more DD needed and if so what are the snap shot basics to analyzing a deal? ex. Do this, this, and this to see if it’s a good fit to move forward or throw it out? 

hope this all makes sense to someone in the note business

Hi benjamin,

That all sounds great. having CAD is a big plus when it comes to building, you guys have something most of us don't. I think we will be in Danbury on Monday, if that works for you guys.  I'm off for the holiday. P.S don't let anything hold you back, being focused and excited is the whole thing, all else can be over come.

Hi my name is Keith, Ive been in construction for 30+ yrs. I have a job as a building superintendent in White plains NY. My wife and I are moving to danbury Conn. in February.

Im looking to start my REI Co. & Const. Co. as soon as we move, giving up my job and going full time as an investor, and doing rehabs for other investors.

1. I would love to hook up with a seasoned partner on a deal in that area.

2. I would also like to inquire with a wholesaler in that area.

3. also would like to be of value to anyone needing my professional help while you are going through some tough trouble shooting issues on any construction problems you may be having. I've been a master at solving construction issues for a long time, and would love to help anyone who is stuck in a tight spot.
