Might be a good idea to come spend a long weekend in the area. Take that time to drive around town and maybe even connect with a few Realestate agents. Drive through some neighborhoods that appeal to you and then watch the MLS to see how things are moving. I'd probably vote for buying now instead of waiting another year.

I’m new to exploring the KC market as well. I’ve been actively looking for properties and submitting offers and can confirm that it is a competitive market. If there is anything out there that can achieve the 1% rule and is in a decent area, you can be assured you won’t be the only person submitting an offer on it. With that said, your desire for >$100 should certainly be achievable.

@Michael Sgandurra Very insightful and congrats. I'm also contemplating my first out of state BRRRR. Similar to what you've noted, just trying to wrap my head around the best way to manage such a big project from out of state. I was originally planning to have my GC Project Manage the entire rehab, would you recommend against that?

I totally get the holidays can delay a report, but to me a professional company should not schedule a move out after the lease ends with out clearing it with the owner.

Complete waste of time dealing with them for something so simple and easy to fix. I can't imagine having to deal with them for a bigger less easy problem...

 I’d say there is still definitely room for potential. The problem would be actually securing something. Even at that price point you will very likely get into bidding wars with home buyers that are looking to live in the home. I would be concerned about overpaying for a home that may not appraise at your purchase price. 

As far as ease of renting, if you have a decent home in any of those areas, you should have no issue securing a tenant within 7 days.

I'm actively looking for an investment property in Kansas City and looking to identify a great property management team to assist me with the portfolio I'll be building. I'd welcome any suggestions and or recommendations for great companies to connect with. Similarly, if there are any companies you'd recommend staying away from, I'd be all ears for that as well.

I’ve been analyzing these same cities as I prepare for my first out of state investment purchase. Specific to Kansas City, I’ve been looking more on the MO side of the line. I’m now ready to connect with some local agents and property managers to begin identifying properties to make offers on within the next 30 days.

The home prices in Memphis are certainly appealing. Numbers I’ve seen related to median salary and poverty rates have given me some pause about considering investing in the city. I also know there are some other pretty big turn key rental companies that I’m sure make the market even more competitive. 

Are you able to still able to find properties B class or greater that make sense in this current market?

@Scott Bell Good luck! I’ve been assessing a few potential flip options in Durham the past few months, but haven’t found one that worked yet. 

Are you estimating that $60k will be sufficient for a complete rehab, or are you just updating bathrooms and a kitchen. I’ve found it most helpful to walk the property with multiple GC’s to get a true sense of the expense. 

Let us know how it comes out.
