Welcome.  I am a fellow newbie and am learning a ton.  I started at first by listening to the podcasts.  They cover everything. The guests are great and the quality of the production is great so they are easy to listen to.   As for books I think there's a whole section here about that but start with the free e-books offered here on Bigger Pockets.  Also check out the Start Here section at http://www.biggerpockets.com/starthere.

This brings up a good point. Has anyone ever required a Phase 1 environmental assessment as a contingency? If you are buying property on a piece of land that might have been a brown field reclamation or redevelopment it seems there is potential liability there. Or does liability insurance cover this? Also, is this another reason for an LLC or some other legal entity to be the owner of the property? Otherwise I could see exposure to personal liability. Maybe this is covered via your inspection of the property and the disclosures that the current owner is required to make?

Welcome Steven...  as most of the folks here would say, don't forget about the podcast. It is well produced and informative.  I listened to the podcast for several months before joining the site as a starting point for my real estate education.

Take a deep breath...  wooo... saaa....  and dive in.  I have a feeling a year from now you will look back and laugh at how nervous you were.  Good Luck! and congrats on diving in and taking action!
