I ma a new investor  Montana, and I know that @Patrick McGowen

 owns a couple of buy and holds in different towns.

I myself am interested in multifamily, but I have noticed that investors here seem to gravitate towards single family homes, even though this is a college area.

There are only one million people in this state, and the ROI is really going to depend on the area your interested in investing in.

Houses where I am are in the 200-250k range for median income people. Go about an hour to the east and houses go to about 40-75k.

Stephen is right. Flush the toilet enough times to make sure the hot is or isn't connected to the toilet. Also, does the system have an expansion tank? And if so, how old is it? There are times when a lack of expansion ability can contribute to those problems.

Check those references thoroughly. The last thing you need is a "beer money" contractor. Sound like your asking the right questions. We tradesmen can be a finicky lot.

Water always seeks its own level. Which means it can pool several feet or even yards from the source. If the roof is new I would check the flashings around your bent pipes. It's not uncommon, if there is a poor seal around the pipe, for moisture or water to run down the pipe to lower levels of the house. I would tuck your vent pipes and see if any are in the general area of the water. PM me if you don't quite get what I mean.

So the question is, is the pressure bad on the hot and the cold? Or just one side? Is it just a shower or a tub/shower? If it's both sides then it could be the cartridge in the handle(s), or the shower head is gunked up. If it's one side then it's the cartridge ( or something stuck in the cartridge).
