@Alex S. Thanks so much for the vote of confidence. You are lucky to have a brilliant designer for a wife, indeed. I'm thrilled to see the formula working for you. There's no better evidence like personal experience, eh? :)

I think I've tweaked our pricing to account for the difference between what we save the client and what we charge for the service. I'm anxious to see how it works for a couple new investment clients we've just signed on.

@Jesse Tsai I believe buying in bulk and the "rinse and repeat" model is great for the investor, but what about the homeowner? When buyers are shopping and the houses all look the same with the same finishes for doors in a row, what incentive does it give them to pick your property? I think it actually works against the investor because you lose a competitive edge for the sake of "streamlining." Why not add a variety of affordable finishes to your inventory and cycle the products so you're offering "on-trend" finishes for the same costs as your standardized versions?

Our specialty is working with investors at a reasonable cost to help them offer homeowners beautiful semi-custom homes with gorgeous finishes that look expensive, but cost the investor what he would've paid for copycat finishes. We should definitely chat. :)

We offer several packages for investors. Our top package includes a complete design plan from the landscaping to the exterior and interior finishes. The top package also includes project management with once per week.

The entry-level service for investors includes creating a complete design plan for the property, sourcing the materials for 2 rooms, procuring the materials for 2 rooms within your approved budget (we get deep discounts because we're designers and buy through our industry affiliations) and then 2 onsite visits to ensure the materials are what we specified and installed to our specifications. We work in tandem with the general contractor. Everything from the design plan to the final finishes are approved by the investor before any orders are placed. The entry level package is right around $1000.

Thanks for your response. I see soooo many of the same finishes from door-to-door on the flips in my local area. I think people inherently believe interior designers are inevitably super pricey, but not-so-much if you find the right one to do the right thing. For instance, if you're working on multiple flips or have two or more in your plan, a good designer would offer a package price, making the service a better value overall. I always tell my interior design and home staging clients I promise my services will cost less than your first price drop! LOL! 😊

Hey everyone: I'm Keianna Rae Harrison, an interior designer / home stager based in Indianapolis. I'm also a fix and flip investor. I have a question: Why don't more investors work with a designer/residential space planner when doing flips? I've been called in to stage a ton of flip projects that seem like they have been rehabbed without much regard for the end buyer who is 80% of the time a "HER." For example, I've seen so many flipped homes with ill-placed laundry rooms and bathrooms when there was ample space to reposition the rooms for better functionality. I've also seen many flip investors using the exact same finishes as their competition often resulting in houses with the exact same finishes for several doors around (same bath tile, kitchen tile, paint colors, etc.) I realize a lot of this answer ties back to bottom line, but if you could hire an affordable interior designer/space planner/stager who would advise/consult from the beginning to the end of the project, wouldn't it be worth it to have your property sell fast or even sell BEFORE it finished? Just looking for some insight here. My company HER Staging & Interiors provides these services to investors. My goal is to make sure our service is a good investment for our clients, and a good resource as well. Thanks for any feedback you can provide.

Hey @Aaron Cullen. Thanks for reaching out. It IS a great community. I've learned so much and met so many good people.

I personally believe a staged home is a SOLD home, regardless of the size :). I'd love to go take a look at your property and give you an educated response. If you're cool with that, message me the address and I'll add it to my list tomorrow. I can get back with you pretty quickly once I see it.

We have a couple options that could work for you: 1) Complete staging - where we do the main areas (entry, kitchen, dining, living, baths) and 2) Virtual staging - where we use a computer program to stage the home so it shows well in pictures for the MLS listing. Pricing for both is based on sq ft and style of the furniture we need to put in the home to appeal to its target buyer.
