Thank you! I have not done a HUD wholesale yet. Those are something I will probably come back to later. I use RealQuest for absentee owner leads and I also use CRS data. It is not an immediate process like that books and gurus say. It does takes time, you have to be patient and CONSISTENT!! I am working on a deal that took me a year to get done. So many times I wanted to give up, but I knew the seller was really hoping I could get his homes sold. We close next month. I am going to try and do a few more packages and hopefully they will not take a year lol. Well, since I have a few package buyers under my belt, they shouldn't. I also started working with a realtor from another market and that works out really well for me. Try you luck at JV'ing. Send out your mailing, get some action and dive in.....it will either work or not, but you will learn either way! Good Luck!

Thank you Guys! He has a program flipanywhere.com. I paid $97 bucks a month and the first month is when I actually got deals. He does everything step by step. I set up a RealQuest account, set up a answering service, got my leads from RealQuest, sent out 250 of his postcards on my first try, got 130 calls from sellers, looked at the homes, made offers and snagged about 8 deals, sent out another 200 postcards and got 80 calls and two deals out of that. I am still working on deals from the first batch.

I'm excited that I finally have results. It has been a long road and I have tried many different ebooks but I have noticed they all go back to Cris Chico.

Richard, I wasn't sure why the question was asked. It is exactly what they are teaching, but that didn't work out for me. I think Sean Terry's wife is a broker so he had access. The broker here just kind of hard balled me. On another note, I started using Cris Chico's method and postcard and that opened the flood gates. I just made $17k in the last two weeks, with other deals coming. I had to tweak a few things here and there in the learning process...but I think I broken the ice a little.

Hi Guys! I just purchased RealQuest and I'm having problems trying to figure out how to download the buyers and sellers in the correct format. All of the tutorials do not have the updated version of RealQuest and its confusing. Please help! Thank you!

I recently place an offer with HUD and it was accepted. After HUD received the contract, POF and EMD they decided my pof would not work for them. They wanted a notarized letter or bank statement with available funds which I didn't have. Will they return my EMD?!?

Thanks Jon! It has been more than a week. I have not seen a counter or anything. I just wanted to try and dabble in the REO area for a min. Now that I see there could be major delays, I'm thinking it may not be worth the time.

I recently made an offer on a REO. How long does it take for them to respond? If it can take weeks to get a response, how can a wholesaler get steady income from REO's? During the time that I'm waiting for the counter, rejection or acceptance, can I make other offers on other REO's?
