Rates are great now. Put down as little as possible and finance out as many as you can with positive cash flow.

That looks just like my rental unit! haha. Very professional, nice work. I have not begun to use video but I think a short video tour would work really well for a really clean rental that you want to show off.

I was thinking tax write offs wouldn't matter since it is in a tax deferred account anyway... but when it came time to start withdrawing from the account it would actually mattter.

Not for everyone... but it is for me. A good friend and I will be investing in the same market, not really a partnership but sharing ideas, contacts and deals under consideration. I figure that we can get to know a out of state market well enough to do decent deals and build a portfolio. Decent deals in another market are better than incredible deals here as far as a buy and hold strategy goes. It will be a long time before we have a team we trust enough to pounce on a great deal like yours that needs rehab, but maybe some day.

Yes that will work. Assuming you have good credit, acceptable debt to income ratio and all that stuff which would allow you to buy get a loan on with 20% down on a 100k property. If you bought 5 other properties during that year of seasoning and totally changed your debt to income ratio, or lost your job and therefore your income, then there would be a problem.

Wow, guess that rules me out. Should I really not be asking a realtor what they think a property would rent for?

A business associate and I are getting ready to start investing in the Kansas City market. My associate actually already has one property there but is not real happy with his PM. He bought the property from a turnkey company which I am not too excited about either, so I guess I'm looking for a real good investment minded realtor as well.

The numbers look great to me too. The meters are seperate and the tenants pay the bills right? You like the neighborhood, the building has decent curb appeal and the interior has nice kitchen/bathroom that will not drive people away, right?
