yeah, but i was thinking more along the lines of after you boil it down and get to the ones that want to sell, how do u convert that want into a need on the sellers part

Hello, colleagues first and for most i would like to think you for letting me be part of your networks. As an new investor the information i receive from other investors such as yourselves is very valuable to me and others like me. Anywaaaayss lol... ladies and gents, Ive been trying improve my cold call ratio and i need a formula for how talk to a potential seller/ and how finding out if an seller is motivated. i am a new investor as of which i have completed 1 deal and am in the process of completing an second deal, but :violin: for some reason this which i believe its due my mechanics and experienced level when talking to an potential sellers i got of-course get hang ups, and the I'm not selling for no real reason for as long as i live lol...... :protest: no matter how crappy the property is, but then u find a seller who wants to sell, but how do u determine if that seller is motivated from beginning to end. if u guys have any scripts that you can post, that would help us big in getting us going the right direction or anyone :idea: has an proven system that works over and over again it would be a big help in getting us out of this rut and and on our ways to the next level of investing and its glorious challenges :superman:

So from beginning to end if u guys have any scripts, that could help me and other newbies on the website it would us get going in the right direction that has been proven over and over again it would be a big help in getting me and others out of this rut and and on my way to the next level of investing

your right about that lol...., but all jokes to the side the negoiation process now Ive still haven't done my first deal I've been darn close 2 times and both times the buys back out or because i was working with a partner they wanted to take control and screwed the deal up, hence my last deal i was working on a duplex state assisted at 20,000, and the seller wanted 15,000 for the property. and She wanted to sell as for the taxes it was only 400 under which is not bad, so my mentor at the time said he wanted to speak with her being that he had 3 yrs of exp. i let him talk to her and as i listened to him he to me anyway he sounded untrustworthy. thru out the whole process. but the deal fell thru she stopped answering his phone calls due to his fast talking and pushiness to close the deal. anyway the AVR for the duplex was 175,000 -15000 for the building 400 for taxes, and 25,000 to 30,000 in repair cost and another 5000 for finders and negation fees for me. Now if u do the math it was a huge chunk of change for the buyer left over well worth the time to listen to seller and see what they wanted, but this guy tried to push the price down lower most deals have a 15 to 20% return for the investor this was well over 20%.
PS. also does anyone have any good assignment contracts

thanks for the help guys, sorry about the misspelling guys thank u again for over looking, but back to the advice u guys gave its great advice and im definantly going to try some of those. if u guys have any more ideas please feel free to drop an line

lol... who said anything about strong arming people hahaha.. u guys have a creative imagination hahaha, anyway i meant more in the negotiations process lol....

yeha your right ive meet quitwe a few people in my area, but what do u think about real estate clubs. i was talking to one of my friends that have been doing the since they was 16, with their father he said most serious ral eatate investoer are out makeing money or are not really trying to be found, most of the time the real heavy hitters find u. is there and volitity to his statement
