Post: Help using LLC for out of state purchase

I have located 2 properties that are in a neighboring state and been in contact with some local lenders on the opportunity. However, I'm looking to make these purchases with my foreign llc or having to create an in state llc. The lenders i have spoken with so far are willing to do with llc if it has been operating for 2 yrs or in my personal name (not my first choice). I would like to go through a bank to get a better rate or I may have to look at owner financing ( @10%). Any recommendations or suggestions?

Thanks for the reply. These both do create 2 trains of thought I do need to consider. 

I do know that leaving it where its at is not an option. 

My concern on cashing it out is the mandatory 20% + 10% fee is not looking too appetizing but actively turning the money is something also.

correction it is a self directed with checkbook control. I would like to use this to start investing in real estate. outside of my normal investing strategies

looking at having to roll over a 401k as its been time. I was looking more into using rolling it into a check book control SEP.  Does anyone have any experience investing in this manner that can provide any pointers?

Hello everyone, I'm located in the Nashville, TN area looking get into commercial real estate nothing large to start out. I currently have 1 rental property and wanting to get into multifamily 5 units or more.
