Alaska Rental Arbitrage

Hello everyone! I just recently came to Alaska after deciding to move here during a nursing contract last year. I love it here, and want to dip my toes into real estate investing. I currently do not have a lot of liquid assets, so I wanted to start simple, where I do not have to expend a whole lot (aside from furnishing at this time). I'll be getting flight lessons, so I'm looking at getting a rental unit in Eagle River, nearly half way between my job in Anchorage, and where I'm getting lessons in Palmer. 

I want to get a unit (looking at one right now that would be okay with me renting rooms to others) that has multiple bedrooms and bathrooms, and then furnish them, and provide furnished rooms/bathrooms for other traveling professionals. I would live in one of the rooms (probably the master with it's own bathroom) and allow access to the kitchen, of course.

Any pointers/tips to doing this in Alaska? I plan on getting a lawyer to setup an LLC for renting, so it remains separate from my personal finances. Lawyer recommendations here would be helpful for this space as well.

I don't know if my furnished units will always be filled, so I expect to setup the rooms for AirBnB as well to hopefully fill the gaps.
