I'm putting out bandit signs for the first time this weekend and I am looking for a little advice, especially from those investors that live in South Carolina.  I have been hesitant to put out signs in the past because I was worried about getting fined.  I plan on deploying the signs on a Friday, late  in the afternoon and then retrieve them Sunday night, which I'm hoping will help me avoid a fine by the city/county.  Am I being too cautious about legal trouble?  Any other suggestions that might help me avoid a fine?

Thanks @Account Closed!  What exactly do you mean by staying consistent?  All the letters should share the same wording?

I just purchased a list of absentee homebuyers from listsource.com.  I plan on mailing out these puppies myself (500 letters to address, stamp, and all that good stuff).  My question is this - what should be included in my letter to these absentee homebuyers?  Thanks in advance!

Thanks @Ryan Dossey.  I'm currently trying to network with cash buyers here in the Charleston area so I'll at least have someone to call once I find a great deal.

Thanks @Russ Scheider and @Dave Rav!  I was specifically thinking about "oh crap, I can't find a buyer, now what do I do?"  I've also heard finding the great deal is the hard part and that finding a buyer (if it's a great deal) is easier.  I definitely agree with both of you on the trust and ethical point of view.

I'm starting my adventure in real estate investing by wholesaling residential properties.  My question is what are the best exit strategies if I get a property under contract but can't find a buyer?  Am I able to back out at any time during my due diligence period?  Thanks!
