@mikewilliams how's the market in Whitfield and Gordon counties for house flipping?  I currently live in Charleston, SC, but I was born and raised and Calhoun and I'm curious if it would be a good secondary market for me to get into, since I still have a lot of contacts there.

I've been wholesaling in the Charleston, SC area for about two years now and I'm ready to start flipping myself.  I know I'm going to use a private lender to finance the purchase and rehab work, but now I'm getting hung up on my exit strategy.  If I'm unable to sell the flip I plan on BRRRRing it.  My concern is the refinance - we've been able to pay off a lot of our debt with our proceeds from wholesaling, but my credit score still shows the scars from some of those high interest credit cards, and I'm afraid I won't qualify for a refinance.  How do I get around this?  Going into  a project without a good exit strategy isn't something I'm comfortable with - thanks in advance for the help!

Good points everyone. As an active wholesaler in South Carolina, I'd be interested to hear if other wholesalers are changing the language in their direct mail marketing campaigns to accommodate this pandemic situation and what that language looks like. Thanks everyone!

Hi everyone!  My question is regarding pre-foreclosures.  Do banks automatically assign Foreclosure Agents to homes that have entered pre-foreclosure?  It seems that all of the pre-foreclosures I find online have an agent assigned to them.  Is this always the case?  I'm a wholesaler and have never done a deal with an agent involved.  Are realtor fees applied in these cases just like in a normal sale?
