Its been a year since I posted this question....and I am proud to say that I am finally a licensed real estate agent!! Can't wait to get this ball rolling thanks for everyone's input last year!

It would also depend on the lease that the tenant has with current owner. Where I am from, the lease would carry over to the buyer.

Hey guys!

So been going back and forth on this one for a while.

250k SFR single story 3bd 2ba. (Market Value 265k)

10% down + closing costs (32k)

Monthly P&I + insurance/property tax etc.

1400/month

Current tenant will stay on after purchase.

1315/month rent. 

After paying in additional 10% in Principle.

Mortgage will go down to 1290/month.

I realize there is a negative cash flow to start, but im thinking the 15k in equity off the bat and highly recommended tenants making rent payments in the 1st month is worth it (no waiting a month or more to find a good tenant.)

Main goal is buy and hold. Hopefully market continues to rise while paying down principle with tenants money.

I would appreciate any ideas or insight anyone has from seasoned investors.

 Awesome! I am definitely leaning towards getting it as well.  The only thing I was slightly concerned about was the fees required to maintain it. Talked to my CPA and he said it can all be written off as deductions. So with that, I think there is much more positive than negative that can come out of it.

I do. I can't remember the exact amount, but it's around a $1000 per year. MLS fees and Board dues.

Getting your license is definitely a good idea.  Once you get it, it takes very little to maintain it.  So there is very little downside of getting it.

But there won't be much benefit unless you are planning on investing on island, since the license will only be valid within your Board.  So if you're planning on investing out of state, then there wouldn't be much reason to get your license.

The benefits of having it, even if just used for your personal transactions; access to the MLS data as you analyze deals, scheduling showings quickly and at times convenient for you, and earning a commission when you buy (and forgo paying a commission when you sell).

 Thanks. Do you have your RE License on Oahu? How much does it cost to maintain it?
