Re the area: the South Bronx is changing but it is definitely still block by block. The area is changing but it's very slow. For instance, there are small pockets that are really beautiful with a ton of pride. On the other hand, there are other blocks that a very much less so. You've already done the basics re checking out the area but I would also recommend heading back over on a weekend and talking to the neighbors. Also, check out the area at nighttime (if you haven't already). Since you will hold the property, you definitely want to investigate the area to see what type of tenant would be attracted to the area.

Hi BP,

Has anyone gotten involved with the NYC Real Estate Investors Association? If so, did/do you find the group to be beneficial? There are a number of groups/meetups in NYC and I'm trying to decide which to join.

As a new investor in the NYC area, this story makes me very happy! Great job.

This is a great line of discussion. I live in Brooklyn and have quickly realized the issues that a new investor faces in NYC. I was originally planning to buy an owner occupied unit in Brooklyn as my first investment property but the numbers do not work the way I want them to. I'm still looking but the outlook does not look good. Like you, I'm also now looking outside of the 5 boroughs. Skies really brighten when you look outside NYC.

@Michael G. Interesting about Allentown. I was really hoping for something in the five boroughs but it's quickly become clear that starting my investment career outside of NYC is the way to go. I'll be in touch re Rochester.

Thanks for the advice. This is very helpful. If my first investment is also my primary residence, I would want to be closer to NYC. I thought about Mount Vernon but prices are still a little high for a nice cash flow that will give me a good jump off for the next deal. I am thinking that I might have to go a little further upstate or into NJ. As far as the 2+ investment, you make a good point about looking farther into the state. Are there particular towns in NYS that you think I should I start looking in?
