I don't do much wholesaling but I think that would be perfect for what you are trying to accomplish. Especially considering everyone is on board. Just check through the HUD and make sure it all looks right

Generally, $1.75-$2/ft inside and out including materials. So if its 1350sqft anything under around $2600 is a good price.

Honestly, there's no way that you can make accurate assessments of deals if your budget could potentially sway by over $35k. I understand there are variables, but if you are going to make an offer, you need to get a GC out there.

This house doesn't happen to be in Garland does it? $25k for rehab seems very very low, and if rehab is $55k I wouldn't buy it at $135k. DFW is a very competitive market, especially if you are trying to buy off MLS.

So im probably more of a push over than I should be when it comes to tenant relations; but theres no way Id give them the $10 break on this one. It was discussed, and the lease was signed. Plus, its $10. This seems like the perfect spot to draw the line, and not have them think your skipping out on something major. This just seems like the whole "give them an inch, they take a foot" cliche

If you pay your CC in full each month, your score really should be better than 710. There has to be a different reason

Here in DFW, at least in the specific market(s) I gravitate towards, renters are not willing to pay more for things like granite or stainless. They expect clean and functional. These are all SFR's between $850-$1150/mo. However, it does seem that the trend in multi family is to go above and beyond with rehab. Its my understanding that a high end finish out in multi family definitely brings higher rents here

Does anyone have advice on contacting Bank of America regarding a recently foreclosed property? I just sent out some direct mail, and got a call last night saying the property was very recently foreclosed on. This wasn't my target market, and is not something Im familiar with

Any help is much appreciated

"This is a legal question, and I am not a legal attorney" That said, are they out of their financing contingency? If they aren't, theres a chance you cant even keep their earnest money. Im also not sure what you could really go after them for? They screwed up their own financing by being stupid, but Im not sure if theres a legal basis there
