Welcome. As im sure you know, the DFW market is crazy right now. Beware of wholesalers right now. Make sure you know your comps before you buy anything

I really am just trying to get my feet wet as far as how the SFR rental market works out there. Is it possible to get a decent deal on the MLS? Here is DFW the only way to get a deal is to buy direct to owner.

I sort of did the same thing about 4 years ago (although I have no military background), I moved here from outside of Chicago and got full time into real estate fairly quickly. Either leave it or just update the tile. If your putting new tile down in other areas of the house, use that

So im no attorney and no expert but heres my 2 cents:

Generally speaking the title company is liable for issues like this. That's why its called title insurance. They are insuring the buyer clear title to the property. That said, I know many title companies issue their own docs that basically clear them of any fault even if its their mistake. Id obviously speak with an attorney but also comb through all the closing docs and see if you signed any waivers or things like that
