I'll consider that too but I don't have immediate need for a lump sum of cash I just rather have access to the money when I need it for short periods of time

Does anyone know how to purchase tax liens from Palm Beach county after the tax sale is over? Most places call these over the counter or county-held liens.

I purchased a tax foreclosed property. never had the chance to walk the property prior to the sale. Property looks good but Im afraid of what lurks beneath. Is it a good idea to have a home inspection done before I hire a contractor to start rehab or can a good contractor  determine what issues the property may have before any work is started?

If you are 100% sure the tenant's action cause the clog, the tenant show pay. Now how is that issue defined in your lease. If it is not clearly defined you might have to pay. Ask yourself this question. If your were in front of a judge with a copy of your lease, what would the judge say?

Thats some list. How many properties did you start with. Is the list in excel format.  You may need to create different sub list based on property type. I look at many list every week and I know how overwhelming it can be. Are you looking to contact property owners before the properties go to tax sale? i've toyed with the idea, but for now I will just pick them up at the tax sale

I personally search for tax sales throughout the country that hold tax lien sales online. Most of the tax liens sales I purchase online. For the tax deed sales I focus on GA, FL, and TX. I mostly contact the county  either online or by phone for any upcoming sales. Where are you looking to invest? Have you identified the market you are comfortable investing in?
