I tend to go more along with what David and Gordon have written. Going for cash pretty much crosses anywhere in CA off the list, right? I don't know from personal experience.  Just by what dozens of CA investors have told me.

Property management will be your key.  I'd spend at least as much time picking out the property manager as I would picking out the property(s).  Yes, the PM will cut in to your cash flow.  But they could also increase it by being aggressive, and at the very least, keep the actual cash flow in line with the expected cash flow...so long as the expected cash flow wasn't too dreamy. (Another pet peeve of mine.)

We have a cash flow income property for sale. Located in Grandview, MO, this home pencils out to a 10.7% cash on cash return with our professional management included and a 20.1% cash on cash return if you manage the home yourself.

The home was purchased by one of our investors with the intent of re-selling or renting and selling. We have found a suitable tenant at $830/mo on a brand new one year lease. This 3 bedroom, 1 bath home features new carpet, new vinyl flooring, many updated with the lighting and plumbing fixtures and new paint.

If you are involved with real estate investing in Kansas City and are looking more for immediate cash flow and are less concerned with appreciation, this is a home you have been looking for. .

I've dealt with a few fires myself.  Not fun. However your #ThisiIsWhyWeHaveInsurance tag is exactly correct.  Because #ThisIsWhyWeScreen tag may be a bit optimistic.  I don't know of any screening potential that can see 8 years down the road. :)

@Curtis Yoder Tulsa is a great small city.  It is just so fragile, economically speaking.  Somehow OKC got all the growth but Tulsa is so much prettier with 10 times the culture.  :)

@Steve Vaughan I have one investment property.  It's not been my focus to own more than one or two quality properties though I am in the market for another one as my special needs daughter gets closer to an age where she will be wanting to live on her own. 

Managing 290 homes and owning a brokerage keeps me busy enough in the real estate field.  Besides, my brokerage is my equity. 

At least, that is how I look at it.
