I am in North Georgia I am a hour north of ATL and hour south of Chatt.
sitting right in the best locations for the investment world I look at every house for sale or foreclosed on in the local area.
I work for a investor also I do rehab work and a liitle investing for myself.
The REIA groups are the best info and deal swaps in the area.
I enjoy this stuff alot and want to do it full time. If your interested in properties in Ga let me know if it is in my area I will be happy to look at it take as many pics needed and tell you the area it is in. this is a buyers market here! Just my 2 cents ok.

I find out what house in the area sold for in the last 2 months and start there then after subtracting what I want to make off of the house.Then closing rehab ,holding cost and all other cost marketing and oops. then I come up with my top offer once I have my top offer I start making my bid if I get the house I make it the best house on the block I want my house to look the best
and be the best one on the block so buyers will want it over others in the area. I agree on using good neutral colors I also fix the house up nice I want something that I would like to live in and I am some what picky.
so I think that most try to cut the cost as much as possible and then you have a good deal that looks cheap. I want folks to walk in and say wow that is nice I like this and be happy warm feeling while they are looking at the house.
like I said it just my 2 cents and maybe you can use alittle something from it.

I have about 3 agents I work with and they are super when giving me info on REO properties.
I always tell the agent to put in the contract that earnest money will be given after approval. I always send my proof of funds letter in with the contract too.
I offer to use the agent with the whole deal if she brings me the deal so she gets her full commission.
this is just my 2 cents .

I am a new investor as i said and learning all I can !
I made a offer ons a property last week and still have not heard from the folks maybe this is a good thing this was my 2nd offer on theis house.
and I am fixing to short my first house this week so things are moving in the right direction I hope! and My rehab business is growing by leaps and bounds just extended area in to Rome ga this week. :superman:

Hello from Calhoun Ga a small town off Of I 75 and it is growing in the forclosed homes sad! But hey it is a buyers market!
and I am a new investor and I do rehabs also so it is all good on this side of the fence!

I live in Ga and seen the story on tv so sad that that guy was acting like he was a big investor yet I never heard anything about him till he was on the tv about the fraud and all.
Now I can say i have Read Kristen Kemp Book and she has alot of good points in it on how to flip and all.
Hey I love this stuff and I am just a nut to try it too.

we put in everything but the fridge unless we have a buyer and they ask for it.
