Never base your calculations on pro-formas these are just protected numbers and not actuals. You need to base your evaluation on how the property is operating today. Pro-formas are just pie in the sky.

@Brandon Turner The search filter works but it runs into an error when trying to search the results on any but the first page. For example: I did a search for deals and holds<multifamily<150+ units and it came up with 60+ results, but I was only able to access the 1st page of results. All other pages showed an error message when selected.

My name is Kevin Bupp from Tampa, FL. I've been investing for 14+ years and currently specialize in mobile home parks and multi-family properties. I also currently own multiple SFR's, office, and other commercial properties.

I'm excited to be a part of the bigger pockets community and looking forward to networking with other like minded people.
