@Marco Giovannoli, you should start with the three mortgage brokerage firms below. With that being said, pick the one that seems like the best fit versus having all three brokers shop your deal at once.

Timothy DeCarlo , Eric Odum and I are actually starting a real estate investment group in Tampa Bay which will focus solely on multifamily and commercial investing. There are 5+ current REIA clubs in the area, but none focus on anything other than single family or small residential multifamily. We own and manage multiple mobile home parks and have found Rent Manager to be a very capable software, although it's not as intuitive as some of the others mentioned.

@Scott Carson not meaning to digress from the original conversation of this post, but would you mind sharing what source you use to obtain your lead list for SD IRA holders? You say public records, but I'm assuming that you're using a service that aggregates this data and are not pulling it manually, right? Would you mind sharing?

Be very wary of single member LLC's. A single member LLC doesn't offer the same benefits and protection as a multi member LLC and you should make it a point to understand the reasons why. Here's a brief article explaining some of the points http://www.myllc.com/single-member-llc.aspx
