I have a duplex under contract, however, I found another deal, that have approximately 30g in equity in it and I would like to buy it. But the bank that I'm going through for the duplex told me not to apply for another loan. What would be my best approach?

Hello BKs !
   I'm an new member from South Florida (Miramar, Hollywood area ), my name is Kay and I'm a single parent. I got a taste of real estate 5 years ago when I bought my house 3/2 and made the garage into a studio or as we call it here in Florida an efficiency, I've been enjoying the benefits of house hacking.
  I've often times run/drive around my neighborhood and look at houses with lock boxes and vacant homes and wonder how I could afford to buy them and rent  them out. Which got me into reading/ researching how to do so.  I finally saved some capital enough to put down 25% on a duplex that Is currently under contract. I'm praying that I get it.
   Is there anyone here in  and around Hollywood, Ft. Lauderdale, Miami area I would like to meet like minded people. Thanks in advance !!
