Is there a way to create a spread sheet  for the rehab of a rental property, purchase closing cost and all the months to follow of  rent collected and and other maintenance throughout the year on 1 spread sheet?

Thank you Thomas, I will get the Florida landlord tenant Laws right away. 

Dustin Beam she still gave me the money for June, I gave it back to her, I'm praying she moves, because i'd hate to evict her, but she does not seem to be looking for a place. 

Deanna McCormick I will give her a written notice as soon as I read the laws of Florida. Does she have to sign the notice? She did pay me for the month of June, however, I gave her the money back and told her to put it towards her new place. In that case I could not give her a notice for non-payment.

Good Morning All,

I have a cousin living with me, she has been paying $500 per month for the year for a year; she does not have a lease). She moved in with one child, now she has 2, there is not enough room for her anymore. I told her not to give me money for June & July and to move out by August, she told me she is not leaving. How can I get her out? Should I give her a written notice?  What should it say?

Thank you David Silver, I will try to find a plumber and ask.  Jd Martin the property had liens on it due to previous owner allowing the tenants to put water in their names and upon moving they leave without paying the last bill. I would like to have the bill in my name, however, still be able to bill each tenant separately. The goal ultimately is to separated the water meter. Thank you.

Good afternoon, 

 I have a duplex and i contacted the city about getting separate water meters,  to get the job done they gave me a quote of $2900. I was wondering if there is another way to know which apartment uses what, since it is so much to do the separation. I have in the lease that the water bill will be divided by to 2 units, but one of the tenant has a washer and the other one does not.

Hi &

I got two quotes already for the roof between 9k and 10K. The termites are in the crawl space, facial boards, scuttle. The termite inspector said the place did not need to be tented, just treated, I will get other quotes. The only electrical issue is that the panel needs to be updated. The windows I haven't gotten a quote for yet, I will replace what I can and fix what can be fixed.

Hi BPs.

My Duplex is finally coming through, I got the appraisal back, which was more than the the price they accepted.  So far, I know I have to replace /update the roof, electrical panels and some windows among other things. The duplex is rented, however, it is way below market value, so I asked that  the tenants to leave prior to closing. I have a studio rented on my house, but now i want to treat this more professionally. 

What are some due diligence I need to be doing, prior to closing and vetting for tenants? This is a duplex 3/2 and 2/2. 1 water meter, separate electrical meters.

Hi Chris T., I was waiting on the appraisal to come back to respond to your message, which came back today. it was appraised for 20K more than want I offered. The #s seem to work .

Hi Adam Abdel-Hafez, The roof estimate was from  the guy who did  4point inspections roof Inspector. I am currently getting other estimates from other Inspector.  The Inspector was also showed me that some of the windows weren't closing or opening. The termite inspector gave me an estimate of $1700-1800.  if everything goes as planned, I should be closing early November, I also have to update the electrical panels. 

What are some due diligence i have to do to get the place rent ready as soon after closing?
