I have a contractor husband, too! THE BEST. I highly recommend doing some live-in flips if you are up for it. That's where you buy an "ugly" house and live in it while you fix it up over time. If you live in the property for at least two years, you can sell it without paying ANY capital gains tax (unlike traditional flipping).

We've done this a few times, but almost every time, we end up keeping the home as a rental. The long-term numbers were always better that way. Buy-and-hold for the win!
