I'm a big fan of the "small and mighty" approach. (Check out Chad Carson's book with that exact title. He does a great job explaining this kind of long-term, low-risk investing and could help you decide if it's a good fit for you. He talks about paying down debt rather than acquiring more properties, which increases your cash flow in a more secure way.)

Still, multifamily has its advantages with economies of scale. Are you currently looking for a larger multifamily deal / have the funds to invest? It's definitely more doable in OKC with the lower prices.

I need to address some concerning elements in this thread. As a Community Manager at BiggerPockets, Rene has the responsibility to maintain our community standards, which includes removing content that violates our guidelines.

Several specific rule violations stand out in this discussion:

- Rule I-H (No Abusive Behavior): Personal attacks against a moderator violate our prohibition on abusive and harassing behavior.

- Rule I-J & I-K (Members are Equals & Respect BiggerPockets Employees): The rules explicitly state: "If a BiggerPockets employee tells you to stop doing something, stop. Never attack the staff directly." Our rules also require that you treat all members equally, regardless of position.

- Rule I-D (No Goodbye Posts): The original post violates our rule against "Goodbye Forum" posts in forum threads. According to the rules, this type of content should be handled through private channels rather than as a public forum post.

Moderators don't make these decisions based on "politics" or "emotions"—they enforce our community guidelines that all members agree to when joining. Our moderation decisions aren't based on personal opinions but on maintaining a professional environment that's helpful to all real estate investors.

Regarding Wayne's comment about Rene's investing credentials—our moderation team's authority comes from their role at BiggerPockets, not their personal investing portfolios. Moderators do not need to justify their investing credentials to enforce our community standards. That's not a requirement in our guidelines.

If you disagree with a moderation decision, our rules provide a clear path: contact administration privately rather than creating public posts. Per section VII, "BiggerPockets may in its sole discretion remove any content for any reason or no reason at all."

The BiggerPockets community thrives when we maintain respectful discourse, even in disagreement. I hope you'll both choose to remain part of our community in a constructive way.

It was created in August 2024, so it's still quite recent.
