@Taylor Bishop  I wish I had something in Sandbridge!  This is at 13th and Baltic.  Of course VB wants to make us get a CUP, lol.  Hopefully by next summer things will have changed!

@JohnUnderwood Its 2 blocks from the beach. If I do a STR I would rent it out as furnished simply because I don't want to have to put my things in storage for the other 6 months.

Hey everyone! 

I recently picked up a new property in Virginia Beach.  It will be my primary residence in the winter but I want to rent it out in the summers, which I spend in Michigan where I grew up.  I won't close on it until April, so I'm thinking this season, I'll rent it out as a 6 month lease for $1900/mo., then when I go back in the fall, I'll get it furnished.  So, my question is, in the summer of 2022, once it is furnished, should I keep it as a short term (6mo) rental or rent it weekly/Airbnb?  I'm told I can rent it for $1900/wk in the summer (I guess the general rule to follow is one months winter rate, equals 1 week summer rate).  In order to make sure it STAYS rented out all 6 months, should I charge less than the going rate, but have piece of mind and still make money?  That way utilities are at least also covered all the time as well?How do yall do it?  TIA

So, I've been trying to keep all of my properties, vehicles, etc with the same insurance company for bigger discounts, obviously. However, I've been told by more than one company that I can only have 4 landlord policies and anymore than that I either have to switch to a commercial policy or insure additional properties with another company. I have a few of them in LLC's, and I have an umbrella policy as well. How do people that have many properties insure them all with the greatest benefits for discounts? TIA.

@Aaron CarrI am a licensed realtor in VA. The only reason I got my license was to buy and sell my own properties. I work for a company called Triumph Realty. It's a small company based out of Virginia Beach where I just hang my license and work as "referrals only" otherwise so I'm not paying company dues for leads, swag, etc. but I still make a 100% commission on my sales. Not sure where in VA you are, but I really enjoy being there!

I have a section in my leases that if there is damage by a tenant and it is large enough to need to file an insurance claim and is not covered by their renters insurance, that they are responsible for reimbursing me for my deductible within 60 days.
