So far, over the last 3 months I have managed to read:

1. Rich Dad Poor Dad

2. Cashflow Quadrant

3. How to Invest in Real Estate with Little or No Money Down

4. Buy, Rehab, Rent, Refinance, Repeat

5. The Book on Rental Property Investing

6. The Starfish and The Spider

I'm and currently reading 'How to Win Friends and Influence People', and after that, I will be reading 'The One Thing'. Does anyone have any recommendations for great business/self-help/investing books?

I've been posting flyers around my college campus in search of a few bird dogs. This past week, I've had a few of the real estate students contact me to tell me that what I am trying to do is illegal. They have all said that you have to be a licensed agent to wholesale real estate. When I hear this, it's in one ear and out the other. But I just want to know how accurate that statement is.

So, I'm starting to hear more about this 'Social Score' being implemented by China come 2020.

For those of you who aren't aware, to my understanding, this is a system where your behavior (purchases, social media posts, etc) can affect your personal 3-digit score, ranging from 350-950, similar to a credit score here in America.

Apparently, there's been some talk between Google and Facebook about their desires to transfer that system over here to America. If this were to happen, whether or not it is possible, would this affect real estate at all? Would there be a rise in foreclosures? Tell me what you think!

So I hear alot of wholesalers on podcasts say that you have to convince the seller that you can sell faster than an agent and pay cash etc. If this is the case, I have this new idea to produce leads.

I thought of targeting homes on zillow that have been listed for at least a year, and instead of contacting the agent, trace the property and contact the owner to try to make the sale myself. Would this be rude or disrespectful in anyway? Or is this an actual method that could be used?

Thanks Barry. I hear about consistency alot when I'm listening to podcasts. It's just hard to keep it pushing with no results, but I will definitely take your advice.

I have been trying to wholesale for about a month and a half now, yet I have no leads at all. I'm doing what is said to work such as driving for dollars, bandit signs, and cold calling but I still got nothing. Are these methods outdated? Is it normal to go this long without results? I've tried so many different methods, but I can't seem to figure out what would REALLY work.

I plan to start BRRRRing next year, but I am focusing on wholesaling right now to try and generate capital quicker. I keep hearing that I have to build my brand/business before investing and I am starting to believe this is true. I am trying to 'outsource' by contacting agents and asking if theyd be willing to send me distressed properties if I provide them with a finders fee, but all of them kindly deny. Is this because I haven't made a name for myself yet? Or am I asking about the wrong properties? It's been a month and a half and I still have no connections or leads. Idk what I'm doing wrong.

@Alex Furini Yeah,that makes more sense. I guess it does largely depend on the area as well as the investor.
