@Zachary Ray is it legal to accept rent via PayPal? I own another small business and I checked out a lot of those methods, and google

Pay to be the only one I could accept.

Hello! We just bought an apartment building with many inherited tenants. The old landlord allowed many of them to pay their rent at the end of the month. For obvious reasons, especially because most of these tenants are sketchy, I'd like to move those due dates back to the beginning of the month. These are the kind of people who would live in the apartment for the entire month, and then move out (they're almost all month to month, from expired year-long leases with the previous LL) and then I'm out the rent for that month. How do you transition them to paying at the beginning of the month? For example, they will pay August rent this Friday, the 28th. I obviously can't request full September rent due almost immediately (they are all on tight budgets and live paycheck-to-paycheck). Do you move due dates back one week at a time, until they're paying at the beginning of the month? Do you adjust rent to be for an extra week every month, for four months in a row? Can we even do that, or are we bound by their expired leases with old LL? Does it make a difference if they're in a current lease or not? We're newbies, so any advice is appreciated! Thanks!

Hello! We are new owners of a 10 unit building. The tenants are all inherited. We currently offer two options for paying rent-depositing directly into our account at the bank and paying online via apartments.com. However, we have several tenants in this building who do not drive (can't get to bank) and who don't have bank accounts (only get paid directly onto a card from their employers). It's been a hassle this entire month. So I'm going to offer to accept money orders. For those of you who accept MO, what policies do you have in place? This is all new to me. Do you require it is postmarked by the day rent is due? Received by the day rent is due? Have them send you a picture of it going in the mail? I know there can be a huge tendency to say "the check is in the mail" and then lose several days in transit time before you discover that wasn't the case. Just looking for advice! Thanks!

Hello! I’m hoping someone here has done this before and can help me figure it out. I’m using Apartments.com to collect rent. I have an inherited tenant who pays weekly because he gets paid weekly. I’m trying to configure the account. It looks like they will accept partial rent payments, which is what I need for him. But the website is configured for monthly payments. I’m not sure what to put in for his due date because he just pays 1/4 of his rent every Friday. I don’t want it to charge him a late fee either. I set it up (I thought) for the first of the month to allow him to make a payment today but would keep every payment split into months. However, the website is showing that he doesn’t owe anything yet. Does anyone else have a weekly-pay tenant who’s figured out how to set this account up properly? I would appreciate any advice!

@Avery Carl Is there a way to modify an expired lease with renters who are currently M2M? For instance, a no smoking or pets policy? I’m not ready to issue new leases right now or I would make those stipulations in that documentation.

@Jennifer T. If I need to leave the current tenants in place for a few months, is it possible to require renters insurance when that would typically be spelled out in a lease but they are currently M2M?

@JD Martin in this case, the owner is retiring. He’s almost 70, so he’s quitting his job and selling his properties. He has several properties and does all the yard work, managing, everything himself. He can’t fathom owning the buildings and paying someone else to do the extra work. So for him, he wants to sell and be done with it. Now having said that, he has gotten lazy lately with just stuffing units to gather rent so there are definitely some undesirable tenants that we’ll need to get out as we can afford to do so.
